Want to know what the Real Estate Market is doing in Santa Cruz County this December? Is now a good time to buy or sell a house in Santa Cruz County? I’m Shemeika Fox, your Santa Cruz Real Estate Expert, and in this video you’ll find out all you need to know about the Real Estate Market this holiday season!

I’m giving you a present of a December Santa Cruz County Real Estate Market Update. Right here in Santa Cruz County we have 244 active single-family homes on the market. The average Days on Market is hovering right around 49, though at Fox Realty Group, we’re actually averaging 10.5 days. The median sales price is $980,884. Remember, this is throughout the entire Santa Cruz County and for single-family homes only. So in a nutshell, the average days on market is up just a bit, which is typical for this time of year. People are getting ready for the holidays, they tend to slow down their pace. They get distracted, they’re shopping for gifts and stuff like that, but the good thing is that interest rates are remaining low, so that’s keeping really serious buyers still in the market, which is really good for sellers and buyers too.

So the question that I get asked all the time is, “Should I wait until Spring or should I list now?” My suggestion is to list right after the holidays. I’ve been in the business for 15 years now and I’ve sold hundreds of homes right here in Santa Cruz County. And I always advise my sellers that one of the best times to list is right after the holidays. I like to have their home ready to go, on the market after the holiday season is over, right after the first of the year.

Why you may ask? Most listings come on the market in the second quarter of each year, so if you wait for the spring, there’s going to be a dramatic increase in the number of other homes that are for sale. What does this mean? This means more competition for sellers. It means that, if your house is on the market, there will be other homes for buyers to look at as well. I’ve been tracking inventory in the beginning of the year and comparing it to the spring, and inevitably, the number of homes for sale actually goes down about 40 to 60%, believe it or not, in January and February. That means lower inventory, and that means that your home will sell faster and for more money, supply and demand, so if you’re selling and want really serious buyers and the potential for more money, right after the holidays is a excellent time to sell.
