That is why I am today, here with Mahlah from Design Me by Mahlah. We are going to talk about: How to Prepare Your Santa Cruz Home For Sale!
And I’m Shemeika Fox,Your Santa Cruz Real Estate Expert. And we are going to talk about staging. And we are going to talk about Mahlah, which she doesn’t want to do it, but we’re going to anyways.
S: How’d you get into designing and staging, Mahlah?
M:Well, when I was a little girl I had a Barbie house, which I still have and I would design that and rearrange it and fix it up. And then at some point I was like, Oh, maybe this should be my career. Then I went to college, got a Bachelor of Fine Arts in Interior Architecture and Design at the Academy of Art.
S: Mahlah sent me some statistics this morning in preparation for our interview because she likes to be perfect and prepared as you will soon see in this lovely home at 831 Seacliff. I’m going to recite the statistics that she sent me because it’s from the National Association of Realtors and they’re actually a real organization that knows actual real statistics. So mark our word for it, they’re the professional experts in this field as well as us. 77% said staging a home made it easier for buyers to visualize the home as their own. 40% of buyers were more willing to visit a home they saw online if it was staged, and 44% saw an increase of one to 10% in dollar value on a staged home.
M: When you have nice, cute things in your photos online, it’s going to lure people to come in. Potential buyers, they want to see what’s happening in this house, they’re curious.Yeah, but just looking at an empty room that’s all brown and white. They have nothing to really gauge on, Oh, let’s look at that place with those cute blue chairs or remember that one with that little turtle pillow? It gives the buyers something to think about, something to remember the house by. And an idea of the scale of the rooms.
S: Yeah. So let’s talk about that. So I actually had a property for sale and my owner was living in the property and we were getting some showings but not a lot. And then my owner moved out and we had Mahlah, with Design Me by Mahlah, come in and stage the home and within two weeks we were in contract, after being on the market for several months in a row. If you don’t think it works, think again, people are visual, they need to see things.
M: I could probably talk about it for hours if I wasn’t so nervous.
