Santa Cruz Real Estate Market Update: April 2020

The Santa Cruz real estate market has been changing on an almost daily basis. It has now seemed to settle just a bit, so I wanted to present you with the Santa Cruz County real estate market update for April 2020.

There were 350 new properties listed for sale in Santa Cruz County. That’s within the entire county of Santa Cruz, and includes both single-family residences as well as condos and town homes. There were 110 Santa Cruz homes that were sold. The median sales price was $905,000. Generally, I would add the days on market statistic, but the MLS is actually doing something that they have never done before. They have actually frozen the days on market counting, while the shelter-in-place is in effect, so this data will not read accurate for the current time. So I’m going to leave it out.

That said, if you would like a property-specific analysis, I am able to calculate the timeframe, so please feel free to reach out, and I would be more than happy to provide you with a property-specific analysis. Now that is in all of Santa Cruz County, but let’s look at more detail in some of the actual neighborhoods.

Let’s take a deep dive into the city of Santa Cruz. Including both the Eastside of Santa Cruz, as well as the Westside of Santa Cruz. In the month of April, there were 28 homes listed and 17 that actually sold. And the median sales price was $1,057,000.

In Scotts Valley, since the first of April, there have been 14 new listings that have hit the market, with a median list price of $799,000. There have been 14 homes that have sold since April 1, 2020, with a median sales price of $980,000.

In Capitola and Live Oak area, there are a total of 19 new homes for sale since April first, and the median price point is $977,000. And the number of sold homes in Capitola and Live Oaks since April first is 12, with a median sales price of $1,150,000.

Soquel currently has seven homes that have come on the real estate market since April first 2020, the median list price is one million two hundred seventy-four thousand, and there have only been 2 homes that have sold in Soquel since April first, 2020, with an average sales price of $1,015,000.

And lastly, let’s look at the Aptos area. I am including the data from Seacliff, Rio del Mar, La Selva and Aptos in this analysis. In the Aptos area, there are currently 28 active homes that have entered the real estate market on or after April first, 2020. The median list price is $995,000 there have been 27 closed transactions with a median sales price of $960,000.
