Santa Cruz Shelter in Place 2020: Day 102
On Day 102 of the Shelter in Place here in Santa Cruz, Danny is now officially obsessed with surfing! In the morning, he took my car to check the waves and later on he showed me what his surfing skills are, using his fingers. It is the new found love of this family. And later on, we got some delicious coffee from the new Cat & Cloud on the Westside of Santa Cruz! Thanks, Jared Truby!! What’s your favorite coffee shop in Santa Cruz!
And…I have some exciting news!! We are on the final steps leading up to putting a new listing on the market in Aptos, 3072 Aptos Hill Lane!! It’s a super cute Tudor-style home with ocean views spanning from Capitola to Moss Landing! I cannot wait to share it with you all!
Santa Cruz Shelter in Place 2020: Day 103
On Day 103 of the Shelter in Place, I had to run to the office to do a few things. And I cannot wait until we are back to normal and I am able to work in my office again! But about a year ago, I decided that I wanted to leverage my business and I wanted to give the best service to all of my clients, that I could possible give, and really be dedicated to serving our industry and serving our clients. And as a part of that, I hired an assistant to help me with all the little details so that I can make sure that things don’t fall through the cracks. And it has been super successful and I have been loving having Sarah on the team.
One of the cool things, that I am really excited about, is when I come into the office she leaves little notes for me, along with all the things that I asked her to get or do. So when I went into the office that day, Sarah had left a Buyer’s Tour, along with water and snacks, notes on the Buyer’s Tour for me, a copy of a Listing Presentation, and a beautiful orchid and gift card for a closing gift. And of course, all of these things had been happening before, but now having Sarah, I am more available for my clients and she can help with all the details behind the scenes. We are here to serve our clients!
I have really been missing my family lately; my cousin, my Mom, my Dad, and my Grandma. We normally see them about once a month, and now that we are all Sheltering in Place, and trying to keep them protected, I am really missing them! I love you all!! And I hope to see you soon! And Danny got his Covid-Cut, the forth one of the Shelter in Place, we went surfing as a family, and we started our process of kitchen renovations! I am beyond excited.
I hope you are all doing well and happy! Stay tuned for Day 104 of the Shelter in Place here in Santa Cruz, California!
Real Estate Update Time:
We’ve seen quite a few new listings come on the market this week, more and more each week. We are about 2.7 months of absorption rate. Which means that it would take 2.7 months for all of the inventory that’s on the market right now, to sell. So, that’s still considered a seller’s market. But despite all that, my client who owns 4300 Soquel Drive #226 is wanting to sell now! And we’ve reduced that property to $379,000, which is a really good deal. It’s in Alimur Park, which is a resident owned park, and the home is absolutely stunning with high ceilings, and it’s light and bright. Check out the Queen Bee Home Tour video of this home, which was entirely my daughter’s idea.
I have some good news again this week! The California housing market rebounded in June with its largest month-to-month increase in nearly 40 years, although year-to-date statewide home sales were still down 12.9% from June 2019. “Home sales bounced back solidly in June after hitting a record bottom in May, as lockdown restrictions loosened and pent up demand driven by record-low interest rates roared back,” said 2020 C.A.R. President Jeanne Radsick.
And Zillow reports that homes are selling faster than ever before, and a new study has indicated 36% of Americans would want to buy a home entirely online during the coronavirus outbreak. Digital tools widely adopted during the coronavirus pandemic are giving people the ability and the confidence to buy or sell a home in a tight real estate market where homes are selling at their fastest pace in two years.
Sales of newly built homes surged 55% year-over-year in June—the highest pace of sales growth in homebuilding since the housing boom back in 2005 and 2006, according to new data from John Burns Real Estate Consulting. With a limited number of existing homes for sale, homebuilders are finding more buyers turning to them for options. This latest housing boom is being entirely driven by the coronavirus pandemic, CNBC reports.
If you are currently wondering what the Santa Cruz Housing Market is doing during the Coronavirus Pandemic, feel free to reach out to me. I’d be happy to answer any questions that you may have. But on March 28th, President Trump updated the essential business list and added Residential Real Estate. Meaning, that Realtors are allowed to continue working, while exercising extreme precautions, as mandated by the CDC.
With that being said, if you are currently looking to Buy a Santa Cruz Home, during the Shelter in Place, I would love to assist you in your Santa Cruz Home Search. There is not the usual amount of inventory as we normally see at this time, but mortgage rates are historically low. Now may be a great time to buy, as long as you’re willing to be patient for your dream home to come onto the market.
If you are currently thinking about Selling Your Santa Cruz Home during this Shelter in Place, now may be a great time to put your home on the market. With inventory being low, the demand increases. Meaning, that some homes are seeing multiple offers and bid wars. I’d love to schedule a complimentary and confidential consultation with you to see how Fox Realty Group INC. can creatively market your home!
