Santa Cruz Shelter in Place 2020: Day 60
Can you believe that yesterday was Day 60 of the Shelter in Place order here in Santa Cruz? I hope you are all staying happy and healthy out there! One of the most exciting things to happen in our household yesterday, was that we bought a pack of toilet paper! We were down to our last two rolls and it’s such a relief to find more. It’s weird how difficult it is to find toilet paper these days. Are you guys having trouble finding it too?
It’s so nice having my cousin here from Brazil, but it is so weird to not be able to hug her, have her sit close to me, or touch her at all. Every time we are interacting, it’s always from a distance and we both wear masks. It’s really frustrating to not be able to have any physical contact with her and makes us both hate the virus. What are you finding to be the most frustrating about the current situation?
Later on I had a nice talk about the current Santa Cruz real estate market with a local appraiser, and I wanted to share with you all what he told me. He said that he is currently really busy. And that he is getting 50% of his business from refinances because of the interest rates being so low and about 50% from new purchases. And that out of all of his orders, only one contract was canceled out off all of them, which is pretty amazing. He also said that he’s not currently marking the appraisals as a declining market, which is good. That means that the prices in the Santa Cruz county real estate market are stabilized. Real Estate Update Time: We’ve seen quite a few new listings come on the market this week. We are about 2.7 months of absorption rate. Which means that it would take 2.7 months for all of the inventory that’s on the market right now, to sell. So, that’s still considered a seller’s market. But despite all that, my client who owns 4300 Soquel Drive #226 is wanting to sell now! And we’ve reduced that property to $379,000, which is a really good deal. It’s in Alimur Park, which is a resident owned park, and the home is absolutely stunning with high ceilings, and it’s light and bright.
