Santa Cruz Shelter in Place 2020: Day 91

On Day 91 of the Shelter in Place here in Santa Cruz I had back to back appointments but I had to stop and get some cold brew coffee to re-fuel. I love coffee!

I had three buyer’s appointments to go meet with vendors and I am feeling really grateful for my vendors. One of the hardest parts about buying a house is getting all the information and knowledge that you might want in order to proceed with the transaction comfortably. And I am feeling really grateful because I have a great rolodex of vendors that I can call on and they do amazing work. I trust them, I like them, and they show up for me and my clients. So thank you, Jeff Dunton, Danny Dunton, and Ray Barrs.

After all my appointments I went over to one of my seller’s house. In order to be an effective listing agent, it is important to help the sellers with the disclosures. I go over the TDS and SPQ forms with them, which are two mandated California Seller Disclosure documents. These forms ask a bunch of questions and the sellers have to answer yes and no. And if the answer is yes, then they have to provide the information asked of them. So I like to go over the questions with my sellers in order to effectively and appropriately answer them. That way we can provide as much information to the prospective buyers .

Day 92 of the Shelter in Place here in Santa Cruz and Danny has officially become addicted to surfing! He calls me every day and asks when we can go surfing. We are both working every day, but he called and said that he was going to buy me one of those soft-top surf boards from Costco, so that we could go surfing after work. I really do not know how to surf, but we are trying to be a family that surfs together.

After being out in the water, I was so tired and realized that I am definitely not a surfer. We basically just paddled out in the water, which looked like a lake because there weren’t any waves, and that alone was exhausting. I kept wishing that my friend Karen was there to do all the hard work for me!

If you know me, then you know how much I love having a clean car. And I finally got to go to the Scotts Valley Car Wash. It was so nice and I was so happy to have a clean and dust-free car!

Earlier in the day, I was out showing property to a client in the Los Gatos area. And I loved being able to see this one home in particular, it was super modern, with a gorgeous swimming pool and a deck, and an amazing view. I especially loved the kitchen. It was simple elegance, granite countertops, and had every amenity that you would want.

Real Estate Update Time: 

We’ve seen quite a few new listings come on the market this week, more and more each week. We are about 2.7 months of absorption rate. Which means that it would take 2.7 months for all of the inventory that’s on the market right now, to sell. So, that’s still considered a seller’s market. But despite all that, my client who owns 4300 Soquel Drive #226 is wanting to sell now! And we’ve reduced that property to $379,000, which is a really good deal. It’s in Alimur Park, which is a resident owned park, and the home is absolutely stunning with high ceilings, and it’s light and bright. Check out the Queen Bee Home Tour video of this home, which was entirely my daughter’s idea.
