Santa Cruz Shelter in Place 2020: Day 85

Day 85 of the Shelter in Place here in Santa Cruz was absolutely beautiful. Everyday I have been going on early morning walks with my friend, Lauren. And it feels really good to get outside and it is also nice to have an accountability partner.

So part of buying a home is doing your due diligence. And what we call the upfront due diligence is a contingency period, once your offer gets accepted. That is the time where a buyer gets to kick the tires, so to speak. To make sure the home is in the condition that they want it to be in or that they expect it to be in. And as well as the neighborhood and any questions that they may have for the seller gets answered. So, we are right now finishing up one of our last few inspections on a property that I am selling in La Selva Beach. And so far the inspections have been coming in pretty darn good, which is exciting. But this is a really good process for a buyer to really understand all of the intricacies that a home has. So, part of my job, as a real estate agent is to help facilitate getting the vendors in, scheduling appointments, and making sure all my client’s questions are answered.

I like to think about buying a house to be similar to dating. First you go an date a lot of people, or see a lot of houses, and then you pick one that you like. Once you find one that you like, you write an offer, and you see if they want to date you too. And once your offer is accepted, you are going to date a little more and decide if you want to move in together, and at that time you do all your inspections, you make sure that your loan is buttoned up, you make sure the appraisal comes in at value, and if everything works out beautifully, then you close escrow and you get to move into your new home! So one of the joys in the career that I have chosen, is helping buyers find and secure and move into their new homes. It really just makes me happy.

On Day 86 of the Shelter in Place here in Santa Cruz, my family and I had to move into our tiny back house, because of all the water damage from our washing machine! The only furniture that we have back there is a Queen size bed.

We also discussed what is everyone’s favorite breakfast drink. Ellia’s is orange juice, Danny’s is water, and mine is coffee. Danny claims that coffee is not a drink, that rather it is a way of life. What do you think, is coffee a drink or a lifestyle? Later on, I wanted to make a green smoothie but I ran out of greens in my house. So I got to go out to my garden and pick my own greens! Our garden is currently going off and it is making me so happy. All of our plants are looking super healthy and it looks so good. I love being able to get greens from our garden.

While I worked, Ellia went to Danny’s shop for a few hours. And she came home with an incredible halibut cutting board that she made. It’s about the size of a surf board and it is made out of curly maple, it’s seriously amazing.

Real Estate Update Time: 

We’ve seen quite a few new listings come on the market this week, more and more each week. We are about 2.7 months of absorption rate. Which means that it would take 2.7 months for all of the inventory that’s on the market right now, to sell. So, that’s still considered a seller’s market. But despite all that, my client who owns 4300 Soquel Drive #226 is wanting to sell now! And we’ve reduced that property to $379,000, which is a really good deal.
